Local SEO for Trades and Home Services: What Roofers, HVAC and Contractors Should Do First

Not sure where to start with local SEO? Here is a prioritized plan for roofers, HVAC companies and contractors, from your Google Business Profile to AI search readiness.

If you run a roofing, HVAC or contracting company, you have probably heard a dozen different opinions about SEO. Blog more. Buy links. Pay for ads. Add keywords. It is easy to spend time and money on the wrong things while the basics sit unfinished.

The good news is that local SEO for trades follows a fairly clear order. Do these things first, in this order, and you will have a strong foundation.

1. Get your Google Business Profile right

For most local customers, your Google Business Profile is the first thing they see, often before your website. Make sure it is:

  • Claimed and verified.
  • Set to the right primary category (such as roofing contractor or HVAC contractor), with sensible secondary categories.
  • Filled out completely, including services, hours, service area and a clear description.
  • Linked to the most relevant page on your website.

Keep it active. Add updates and photos regularly, and keep your hours accurate, including holidays.

2. Earn and manage reviews

Reviews help people decide who to call, and they are an important part of how local results are shaped. Build a simple habit: ask every happy customer right after the job is done, send them a direct link, and reply to every review, good or bad. A calm, professional reply to a bad review shows future customers how you handle problems.

Never buy or fake reviews. It is against the rules and it is not worth the risk.

3. Build genuinely useful service and city pages

Each major service you offer deserves its own page, and each main city or area you serve can have one too. The key word is useful. A page that simply swaps the city name into the same paragraph tells Google and customers nothing.

A good page explains the service in plain English, describes how you handle the job, mentions the local details that matter (weather, building styles, common problems in that area), shows real examples and answers common questions. Write for the homeowner, not for a search engine.

4. Keep your name, address and phone number consistent

Your business name, address and phone number, often called NAP, should be identical on your website, Google Business Profile and the directories you appear in. Small differences, like a different suite format or an old phone number, create confusion. Clean this up once, then check it from time to time.

5. Make the website fast, mobile-friendly and easy to call

Most customers will see your site on a phone, often in a hurry. Put a click-to-call button at the top, keep pages quick to load and make forms short. We cover this in more detail in our guide on why a fast, mobile-friendly website still wins customers.

6. Show photos of real jobs

Stock photos do not build trust. Photos of your crews, your trucks and your finished work do. Add before-and-after shots to your service pages and to your Google Business Profile. Take a few photos on every job, with the customer’s permission where needed, and name and describe them sensibly.

7. Add schema markup

Structured data helps Google and AI tools understand your business, services and locations. It is not a ranking guarantee, but it removes guesswork. Make sure whatever you mark up is actually visible on the page. See our explainer on what schema markup is and why it matters for AI search.

8. Get ready for AI search

More customers now ask AI assistants for recommendations or read AI-generated summaries in search. Those tools lean on clear, consistent information, genuine reviews and helpful content. Everything above feeds directly into it. Think of AI search readiness as the result of doing the fundamentals well, not a separate trick. Our AI SEO services are built around exactly this.

Experience that comes from real contractors

We do not just study this from the outside. Apex Vicinity has been the marketing partner for Madrid’s Contracting, a 35+ year contracting company, since 2019. We built and manage their 100+ page website, so we have seen firsthand what works for a real contractor over the long run. Before that, our founder, Tony Jordan, ran SEO for more than 270 Glass Doctor franchise websites at The Dwyer Group, and Apex has since worked with 225+ franchises across the U.S. and Canada.
